Clients may receive direct counseling services to assist with becoming mortgage ready. For those services, the client can schedule an appointment with a certified Housing Counselor at OLCDC to participate in an intake session for needs assessment and pre-qualification.
In subsequent sessions, OLCDC counseling staff will provide a comprehensive work plan (budget, spending plan, credit counseling, affordability study) tailored to the individual's specific needs to prepare the client to become mortgage ready. The work plan will assist the homebuyer through the states of mortgage readiness.
During pre-purchase counseling, clients also will learn about additional financial resources that may be available (down payment/closing cost assistance, city, county, state subsidies, grants, etc.) for low-to-moderate-income homebuyers. Once the client has completed the 8-hour Homebuyer Education Workshop, provided all required documentation for pre-qualification, and successfully completed the work plan, the client will be deemed mortgage ready. At that point, counseling staff will inform the client of three (3) loan products offered by several banks participating in various subsidy programs and allow the client to choose the product that is most appropriate for his/her needs.
The counselor will continue to communicate with the client via telephone, letters or electronic mail to address any questions or concerns during the qualification and search process, as well as provide realtor referral lists and complete loan document review. These services are offered to ensure the client's home buying experience runs smoothly.
